Fire Risk Assessments in London

If you manage or occupy premises in London, a suitable and sufficient fire risk assessment (FRA) is both a legal duty and the most effective way to protect people, property, and business continuity. DC2 Fire Solutions delivers professional, proportionate fire risk assessments across Greater London—including City of London, Westminster, Camden, Islington, Tower Hamlets, Southwark, Lambeth, Wandsworth, Hammersmith & Fulham, Kensington & Chelsea, Hackney, Newham, Greenwich, Lewisham, Brent, Ealing, Haringey, Enfield, Croydon, Bromley, Barnet, Kingston, Richmond, Merton, Sutton, Hillingdon, Harrow, Bexley, Havering, Redbridge, and Barking & Dagenham.

Who needs a Fire Risk Assessment?

Under UK law, the Responsible Person (employer, owner, landlord, or managing agent) must assess fire risks and maintain appropriate controls for most non-domestic premises and the common parts of residential buildings. We routinely assess offices, labs, tech start-ups, retail units, hospitality venues, industrial sites, warehouses, schools, healthcare settings, HMOs, and holiday lets across London

The legal framework—made simple

We turn the Regulatory Reform (Fire Safety) Order 2005, the Fire Safety Act 2021, and the Fire Safety (England) Regulations 2022 into plain-English actions for your premises. Where helpful, we reference key British Standards (e.g., BS 5839-1 alarms, BS 5266-1 emergency lighting) and current guidance, keeping recommendations proportionate to your risk.

What your London fire risk assessment includes

Every building is different, so each FRA is tailored. Typically we cover:

  • Ignition sources & fuel loads: electrics, plant, kitchens, hot works, storage and housekeeping.

  • People at risk: staff, residents, visitors, contractors, lone workers, vulnerable persons.

  • Detection & warning: system category, coverage, zoning, testing and maintenance (BS 5839-1/6).

  • Means of escape: travel distances, stair/lift lobbies, final exits, signage, door hardware and security.

  • Compartmentation & fire doors: condition, gaps, self-closing, services penetrations, risers.

  • Smoke control: AOVs/pressurisation, interfaces with alarms and maintenance regimes.

  • Emergency lighting: coverage, suitability and records (BS 5266-1).

  • Firefighting equipment: siting, suitability, service status and user competence.

  • Management & records: policies, drills, training, contractor controls, permits to work, logbooks.

  • Specific risks: lithium-ion charging, basement layouts, plant rooms, server rooms, roof terraces and external stores.

You receive a photo-supported, prioritised action plan with sensible timescales—practical steps rather than generic box-ticking

Our process

  1. Pre-visit call – Understand your building, operations, headcount and recent changes.

  2. On-site survey – Qualified assessor, minimal disruption, focused on clarity.

  3. Evidence review – Certificates, maintenance logs, drawings, and procedures.

  4. Report & action plan – Delivered promptly.

  5. Follow-up support – Help to close actions, brief contractors and evidence compliance.

London scenarios we handle frequently

  •  Residential & mixed-use: smoke control testing regimes, common-parts door checks, resident information, and signage compliant with current regulations.

  • Offices & multi-occupied buildings: landlord/tenant interfaces, shared systems, secure information boxes, and evacuation strategies for phased or total evacuation.

  • Hospitality, retail & leisure (West End/City/centres): basement kitchens, night operations, simple staff procedures, and proportionate alarm solutions.

  • Industrial & logistics (A12/A13/A40/M25 corridors): hot-work control, segregation of charging and racking, realistic wide-footprint evacuation.

  • HMOs & small blocks: protected routes, FD30S doors, appropriate alarm grades, weekly/monthly checks and resident communications.

Frequently Asked Questions

Please reach us at info@dc2fire.co.uk if you cannot find an answer to your question.

Yes. We regularly assess multi-site portfolios and can schedule evening or early-morning visits to suit trading hours, concierge cover or resident access. You’ll get a consistent template and a consolidated action tracker if required.

Any available alarm and emergency lighting certificates, extinguisher service records, maintenance logs, training/drill records, previous FRA, as-built/floor plans, smoke control/AOV maintenance records, and any contractor/permit-to-work procedures. If items are missing, we’ll set proportionate next steps.

Most premises should review annually or sooner after layout/process changes, increased headcount, new equipment (e.g., battery charging), or any fire/near miss. HMOs, complex industrial sites, and high-footfall venues may benefit from interim audits—we can schedule reminders so compliance doesn’t slip.

No. We do not undertake external wall system (EWS) surveys or PAS 9980 appraisals, and we don’t assess the fire performance of cladding within our FRA. Where relevant, we may note obvious external features or management issues (e.g., balcony storage) and signpost you to a competent fire engineer/façade specialist for a formal assessment. Once you have their report, we can integrate their recommendations into your FRA action plan and ongoing compliance tracker.
